Is a Brensj ecological?

Yes. Every Brensj fulfills all the energy standards that must be met by 2021. There’s no doubt that modular construction is energy-efficient.

How long does it take to build a Brensj?

About 2 months. Modular construction solutions are built on the basis of development, ongoing research and best practices. By industrialising the production process, we can reduce the construction time considerably. This makes things run more smoothly at the construction site and reduces the risk of delays and going over deadlines and budgets due to bad weather, for example. If delivered earlier, the building can also be put into service more quickly, so you can enjoy your own Brensj sooner.

Services

Why should I consider a Brensj?

Brensj is a turnkey service provider. We’re not just a contractor or a builder of modular eco-units. We offer a complete service. We deal with everything needed before construction (such as the design, feasibility and permits) through to post-delivery (controlling operating costs per m2, adaptability, etc.), so you can get the absolute most out of your Brensj, regardless of how you use it. Because the whole development is handled by a single source, the costs and the final product are clear from the outset. That way, you have total certainty.

Are any foundations needed?

Yes, a foundation is always needed to erect a building. For our standard projects, we use a screw pile foundation. To do this, we engage our experienced and reliable partners. So, Brensjes are not placed on a concrete base, but on a solid pile foundation that can be dismantled at any time.

Can a Brensj be moved?

Yes. That’s one of the major benefits of modular construction: how flexible the modules are. So, your Brensj can certainly be moved. Put it somewhere else to use as a temporary office. Sell it second-hand. Or rebuild it for a new purpose, such as a pool house! But bear in mind that once you link multiple modules together, these cannot be dismantled without causing any damage.

How much does a Brensj cost?

You can buy a Brensj, but also lease or rent it, depending on your situation. How much your Brensj costs depends on the dimensions, number of modules and the level of finishing. Our advisors will be happy to discuss with you what you want your ideal Brensj to look like and what services you would like to connect up to it. Once we’re clear on that, we will send you a quotation. But remember that a Brensj is usually cheaper than a traditional brick building, thanks to the prefabrication and efficient modular construction process. Most of the work is carried out at our own manufacturing facility, saving us a great deal of time and allowing us to build much more ecologically.

Is a Brensj built with sustainable timber?

All the timber used in your Brensj is FSC-certified. The FSC label guarantees that the timber is sourced responsibly from sustainably managed forests and/or recycled wood. The timber also bears the CE marking, demonstrating that it meets the specified performance. The CE marking on structural wood clearly and visibly identifies the strength of the timber and who is responsible for certifying its performance in the event of a dispute.

Why timber-frame construction?

It’s no secret that timber-frame construction offers a host of benefits and hardly surprising that more and more people are discovering this building technique. There are so many different ways to build a timber frame nowadays, so it’s very important to choose the right wall structure. At Brensj, we not only make our walls breathable, but also fit our timber frame with a pipe cavity to create a continuous vapour barrier and achieve a better air seal. The high insulating properties, moisture regulation and lack of radiative cooling makes your Brensj a healthier place to live. Moreover, the FSC-certified timber used to build your Brensj is the most circular construction material possible.

What’s the difference between a Brensj and traditional or system construction?

The differences mainly lie in two areas: servicing and construction method. Brensj is not just a contractor or builder, but a turnkey service provider of living and work solutions. With our complete service, not only can we meet our customers’ expectations better and offer a wider range of options, but we can also take care of the pre-construction formalities (such as design, feasibility and permits) and post-delivery (operating costs per m2, adaptability, etc.), so you can enjoy your Brensj to the fullest. Once you have finished using your Brensj, we will redevelop it, so it can be reused. What’s more, we use industrial building components that don’t need to be manufactured on site wherever we can, which brings many benefits. We can build a Brensj in a very controlled process and in a much shorter time, practically whatever the weather. In essence: fewer transport movements, less disruption and faster results. And because we are not restricted to a single building material, we choose the most suitable materials for each specific sub-solution.

How long does a Brensj last?

Timber-frame construction has been a reliable method for centuries in many countries. Just like any home, a Brensj must be maintained. But we can assure you that your Brensj will last several generations without any problems. One major benefit of a Brensj is how easily adaptable it is and adapts as your needs change. Like any other building, Brensjes are typically ready for an interior refresh after about 7 years, and after 10 to 15 years modifications will be needed to update the technology. This will help extend the life of the building. At Brensj, we know that nothing is fixed. When there’s no longer room in your life for your Brensj, we’ll take it back. Then someone else can reuse it, potentially for a completely different purpose.

The cladding and interior fittings can be adapted at certain stages of use to suit your changing user requirements and wishes in terms of comfort and appearance. The installations and the facade can also be modernised. We can take into account possible extensions at the design stage.

What’s the difference between traditional, system and modular construction?

With traditional construction, the house is built on site, from foundation to finish. It’s a linear process and the various disciplines involved in the process work one after the other. In the case of system construction, parts of the building are manufactured in the factory and then assembled on the building site, e.g. prefab load-bearing structures, walls, floors and ceilings. Components are produced under controlled conditions, in an industrial process that is designed to be as sustainable and efficient as possible. The construction time on site is much shorter, so there’s a lot less disruption. The number of transport movements and the amount of waste produced are also considerably lower. The most recent innovation in building is modular construction, in which industrial building components are used as much as possible. Building parts are prefabricated completely in the factory, before being assembled and finished on site in a very short period of time. In modular construction, the industrial production process goes one step further than in system construction: building modules are produced as complete units, including technical installations. The same trend is occurring in the automotive industry, where a dashboard manufacturer provides not only the plastic casing, but also an integrated plug and play connection, complete with counters, meters, cabling and navigation system.

How do the costs compare with a traditional building?

Brensj believes very strongly in financially viable developments. By using a controlled industrial production process, we keep the failure costs low and snags to a minimum. But you also save time and money through the high response and assembly speed, so you can start using your Brensj even sooner. On top of that, the design phase and feasibility study are very efficient, because we work with our own architects, engineers and installation consultants. That also saves you time and money.
