Frequently asked questions

What are the conditions for placing a mobile eco-unit in the garden?

In Flanders, the current legislation on mobile care homes is in the process of being reformed. Our news reports will keep you up to date with developments. But regulations can vary between municipalities. So, we advise you to contact the city or town council where you would like to place a mobile eco-unit.

Can I put my own furniture in my Brensj?

Of course. Whether you use the mobile eco-unit as a working or living solution, you can always add your own furniture to it. But if you prefer, you can also call on our interior design partners, who will be happy to advise you on choosing your furniture.

What do you need to issue a quotation?

We ask for a small sketch or map with a few dimensions (standard: 4 x 3.3 m or a multiple thereof) and what level of finishing you wish for your Brensj. We will then use that as a basis to work out the next steps in detail. See our website for more inspiration. Check with your municipality to see if planning permission is required.

Can I rent or lease a Brensj?

You can rent or lease a Brensj depending on your situation. We will look at the options most interesting to you together with our rental or leasing partner.

How much does a Brensj cost?

You can buy a Brensj, but also lease or rent it, depending on your situation. How much your Brensj costs depends on the dimensions, number of modules and the level of finishing. Our advisors will be happy to discuss with you what you want your ideal Brensj to look like and what services you would like to connect up to it. Once we’re clear on that, we will send you a quotation. But remember that a Brensj is usually cheaper than a traditional brick building, thanks to the prefabrication and efficient modular construction process. Most of the work is carried out at our own manufacturing facility, saving us a great deal of time and allowing us to build much more ecologically.

How much does it cost to transport a Brensj?

This depends on the size of the Brensj and how accessible the location is. Our advisors will work out how much your Brensj will cost to transport.

Is it easy to move a Brensj?

Yes. A Brensj is placed on a screw pile foundation, so it’s easy to move it elsewhere with a truck and crane.

How is a Brensj delivered on site?

We transport our Brensjes by truck and put them into position using a crane. It’s important for there to be no obstacles within the turning radius of the crane.

Where can I have a Brensj delivered?

In Belgium or the Netherlands. But we’re looking into delivering to other countries in the future.

Can a Brensj be moved?

Yes. That’s one of the major benefits of modular construction: how flexible the modules are. So, your Brensj can certainly be moved. Put it somewhere else to use as a temporary office. Sell it second-hand. Or rebuild it for a new purpose, such as a pool house! But bear in mind that once you link multiple modules together, these cannot be dismantled without causing any damage.

How long will it take for my Brensj to be delivered?

About 2 to 3 months. The delivery time depends on a number of factors such as size, location, design and application.

When can I make an appointment and how?

Whenever you’re free. Simply give us a call or drop us an email. Or make an appointment using the contact form on our website.

Why timber-frame construction?

It’s no secret that timber-frame construction offers a host of benefits and hardly surprising that more and more people are discovering this building technique. There are so many different ways to build a timber frame nowadays, so it’s very important to choose the right wall structure. At Brensj, we not only make our walls breathable, but also fit our timber frame with a pipe cavity to create a continuous vapour barrier and achieve a better air seal. The high insulating properties, moisture regulation and lack of radiative cooling makes your Brensj a healthier place to live. Moreover, the FSC-certified timber used to build your Brensj is the most circular construction material possible.

Can I visit a showroom?

Not at the moment, as we are still building our showroom. But not to worry – our advisors will make sure you fully understand how we build your modular eco-unit, using state-of-the-art technologies.

Can I have a say in the design?

Absolutely! Modular construction with Brensj means that our advisors will guide you personally through the process. We listen to what you want and then put together a proposal. Only when you are 100% satisfied with the design and no further adjustments are needed will we start building your Brensj.

Can a Brensj be connected to an existing building?

Absolutely! Just as an annex can be built onto a house using a traditional construction method, a Brensj can also be placed against an existing structure. When we carry out a site analysis, we will explore the various options with you and find out what work may need to be done. We will also examine accessibility and any potential crane costs.

Are any foundations needed?

Yes, a foundation is always needed to erect a building. For our standard projects, we use a screw pile foundation. To do this, we engage our experienced and reliable partners. So, Brensjes are not placed on a concrete base, but on a solid pile foundation that can be dismantled at any time.

Are there utility connections?

We install all water and electricity connections in every Brensj. Once it is set up on site, we will connect your Brensj to the local electricity network and water supply. We also provide wireless internet as standard.

Are heating installations provided?

Air conditioning and a heat pump are installed to cool, ventilate and heat your Brensj.

Does Brensj work using standard dimensions?

A Brensj consists of modules, each with a basic dimension of 4 x 3.3 metres. You can add more of these modules to your heart’s content, so that your Brensj meet your needs.

Do Brensjes comply with urban planning regulations?

Belgian regulations are quite extensive and cover a lot of procedures that can vary greatly. Your Brensj advisor will guide you through the process, so everything is clear before you place your order and we start building your Brensj. For more information about urban planning regulations, visit the Flemish Government’s Environment portal.

Do I need a permit to erect a Brensj?

We’ll be happy to help you apply for your permit. Please contact your municipality’s permits department in advance. They can give you all the information you need.

Do I need an architect to help design my Brensj?

In some cases, yes, but not always. Brensj works with architects experienced in modular constructions, who will guide you through the entire process. To find out more about the government regulations, visit the Flemish Government’s Environment portal.
